Annual rent above ₹1 lakh
If your annual rent exceeds ₹1 lakh (roughly ₹8,334/month), rent receipts with the landlord's PAN are mandatory for claiming HRA exemption. Your employer will reject the HRA declaration without these documents during the proof submission window (typically January-February). Keep both hard copies and digital scans — if your original receipts are lost, re-generating them later looks suspicious during assessment.
Annual rent below ₹1 lakh
For rent below ₹1 lakh/year, receipts aren't strictly mandatory — a simple self-declaration may suffice. But keeping receipts is still wise. If the assessing officer questions your HRA claim during scrutiny, receipts are your only proof. Better to have them and not need them. Some employers require receipts regardless of amount as part of their internal policy — check with HR before assuming a declaration is enough.
What a valid rent receipt must contain
Full name of the tenant (you) and the landlord
Complete address of the rented property
Rent amount and the period it covers (month/quarter)
Mode of payment — cash, UPI, bank transfer, or cheque
Landlord's PAN (mandatory if annual rent exceeds ₹1 lakh)
Revenue stamp for cash payments above ₹5,000/month
Pay rent via UPI or bank transfer — it's better proof than cash
Digital payments create an automatic trail that the Income Tax department can verify independently. Bank statements showing regular monthly transfers to your landlord are stronger proof than paper receipts alone. If you do pay in cash, ensure you get signed receipts with revenue stamps each month — don't batch them at year-end, as auditors can tell when receipts were generated at one time rather than monthly.
